We aim to cater for the needs of visitors in our home based 5 bedroom guest accommodation. We do not take pets in our accommodation. The following statement is a summary of our provision. If you have any specific questions please feel free to call us and we will endeavour to help.

• We have a full website describing our guest house in detail and photographs of the rooms.
• A breakfast Menu is available in large print.
• The Town bus station is a 15 minute walk away, normally taxis are available at the bus station.
• Penrith train station is a 20 minute car or bus journey away and there are regular buses to and from Keswick.
• There is a local taxi service that has accessible taxis if required and we can make a booking for you.
• There is unrestricted on street car parking on the street outside our home
• We can and like to assist guests with luggage
• Our guest house is 4 minutes walk from the town centre
• On arrival to our property, there is a path to the door which is 1 metre wide leading to the front door which is 1m wide. The inner door is always locked and guests are given a key. There is a bell 135cm from the floor.
• There are no handrails.
• There is no seating in the hallway. Flooring is vinyl. A pad and pen is available on arrival. Lighting is uniform. We will escort you to your room and explain the housekeeping procedures. We are either in our home or available by mobile phone 24 hours.
• The Dining Room is off the hallway on the ground floor
• The corridors are half wood panelling, contrasting well with the upper wallpapered walls.
• The flooring on all but the hallway is short pile carpet.
• There are 12 steps, a landing and then 5 steps to the first 2 rooms which are a double en-suite and the family room. There are then 10 steps to a double en-suite room, a landing and 5 steps to 2 further double rooms.
• The stairs are 8cm high, 23cm deep and 82cm wide.
• Lighting is uniform with emergency lighting. Stairs have a wooden handrail which is painted white.
• Guest Rooms are wooden fire doors locked with guests holding the keys. We hold duplicate and master keys.
• The corridors are 86cm wide.
• All our guest bedrooms are en-suite. There is no public WC
• Lighting is uniform. The floor is short pile carpet. There are 5 tables in the dining room with dining chairs. We do move the tables around to suit the guests that we have for example family parties.
• We cater for special diets if we are advised, however our products e.g. cereals in the dining room DO contain nuts.
• Breakfasts are ordered the previous night, breakfast slips will be in your room every day and we ask that they are completed and placed in the breakfast slip box the previous night for 7pm.

Outdoor facilities – We have a small front garden with slate chippings and contains 2 wooden garden seats. Potted plants are in the garden and moved around to suit the seasons
There are 5 bedrooms, two on the first floor, two on the second floor and one inbetween first and second floor.
• This is a double en-suite room with 12 steps to a landing followed by 5 steps to this bedroom.

• The bed is 50cm high, it is not moveable.

There is a small enclosed garden (slate chippings and patio potted plants). There are 2 wooden benches for guests. There is a variable height kerb, 2cm next to the front door, increasing to 20cm at the lower part of the path, into this level garden from the path.
Additional information
• Assistance dogs are not allowed in Room 3 which is kept for allergy sufferers.
• Mobile phone reception is generally good and Wi-Fi is available.
• The front door is used in the need of evacuation, the alarm will ring continuously if evacuation is needed.
• If you require assistance for an evacuation please notify us on your arrival where your needs can be discussed and arrangements made for a safe evacuation if required.
